$40,000 between Neighborhoods
We have had 40 sales of Wilton Manors Homes (single family homes) over the last 90 days.
Of these 34 homes – 27 have been non waterfront homes
The overall pricing summary for Wilton Manors non waterfront home sales for the last 90 days is presented below – the pricing summary by neighborhood then follows.
Important to note however is that median sales prices for homes varies between our 3 main neighborhoods - from $300,000 in Central Wilton Manors to $340,000 in East Wilton Manors – a difference of $40,000!
In our last post the difference between our three neighborhoods was over $90,000 or 34%!
Also important to note is that median sales prices for Wilton Manors Homes are down over $25,000!

There are currently 71 Wilton Manors Homes for Sale – well up from 59 homes for sale in September!

We can see from this report that the average price for a home here in Wilton Manors is $427,122 and the median price is $399,000.
Note: In our September report the average price was $420,701 and the median price was $395,000.
Important to note is that Wilton Manors offers a number of waterfront homes for sale – if we remove these waterfront homes the median price for a Wilton Manors Home drops to $370,000
Also Important to note however are the difference in median prices by neighborhood – where median prices for non waterfront single family homes range from $324,900 to $417,000.

However in East Wilton Manors median list prices for waterfront homes have dropped by $3,000 – when compared to median sales prices over the last 6 months.

Prices range from $79,000 for a 1 bedroom/1 bathroom unit to $209,000 for a 2 bedroom 2 bathroom unit.
The median price for all units for is currently $134,205 – this being for a 2 bedroom 1 bathroom unit.
Important to note however is that with so many units for sale – prices are softening – and nearly 50% of all the units listed for sale have lowered their prices!

As Wilton Manors is set between the North and South Forks of the middle river we are essentially an Island City and as such we have many Waterfront Condo and Town Homes developments / complexes.
