We can see from the above chart that median sales prices for Wilton Manors homes sold overall (both waterfront and non-waterfront homes) continues to rise and is already well up from 2017 – Based on MLS Records.

It is important to note that median sales prices for Wilton Manors Manors Waterfront homes sold for the same time period have not had the same steady rise – we can see this clearly in the chart below!

The median sales price for Wilton Manors Waterfront homes showed strong growth from 2013 – 2016

However in 2017 median sales prices for Wilton Manors waterfront homes sold dropped dramatically – we can see this in the data below which is based on MLS Records.

Our market summary report showing median sales prices for Wilton Manors Waterfront Homes Sold from 2013 to May 2018 YTD is presented below

We can see from this report that median sales prices rose in 2013 from $444,750 to $591,000 in 2016 – an increase of $146,250 or an impressive 33%.

However in 2017 median sales prices for Wilton Manors waterfront homes sold in that year dropped by $51,000 or by 8.6%!

Now in 2018 median sales prices are back on the rise – albeit slowly – up year to date by $5000 from $540,000 in 2017 to $545,000 in 2018.

We can see from report how in 2013 the Close Price to Original List Price was 92.7%meaning if a home was listed for sale for $600,000 then an expected close price would be 92.7% of list or $556,200

In 2018 the Close Price to Original List Price is lower at 94% meaning if a home was listed for sale for $600,000 then an expected close price would be 94% of list or $564,500

My Thoughts / Summary

Wilton Manors real estate overall is “Hot” – with median prices from homes on the rise! 

The dramatic rise in sales prices for Wilton Manors Waterfront Homes – dropped in 2017 – but now in 2018 is back on the rise.

Part of this drop in my mind was the “quality” of the inventory of waterfront homes for sale – as well as the location of waterfront homes for sale – there are big differences between our 3 neighborhoods (West, Central and East) in sales prices.

Personally I am excited to see a strong market and it is very encouraging to median days on market well down at just 53 days!
