Wilton Manors Homes includes all homes – It is important to note that we have a mix of homes including waterfront homes and non-waterfront homes AND that we have 3 distinct neighborhoods – East Wilton Manors, Central Wilton Manors and West Wilton Manors.

Wilton Manors Homes sold in each of these categories tend to command very different sales prices!

Our market analysis report for Wilton Manors home sales covering Days to Sell or how long it takes for a Wilton Manors Home to sell – from the date listed for sale to the date the home closed is presented below.

We can see from report how in 2013 the Close Price to Original List Price was 94.2%meaning if a home was listed for sale for $500,000 then an expected close price would be 94.2% of list or $471,000

In 2018 the Close Price to Original List Price is lower at 93.2% meaning if a home was listed for sale for $500,000 then an expected close price would be 93.2% of list or $466,000

It is very important to note the differencewhile 1% may seem small -on a $500,000 home the difference equates to $5,000!

Also important to note is that currently in 2018 – 39% of all Wilton Manors Homes for Sale have lowered their list price – (this means that 28 homes out of the 72 homes for sale as at time of posting have reduced their list price)

In our last post for May / June 2018 over 51% of all Wilton Manors Homes for Sale had lowered their list price!

51% of homes lowering their prices is a REALLY big percentage of Wilton Manors homes for sale!

So it is great AND very important to see this number drop from 51% just months ago to 39% in August!

My Thoughts / Summary

Wilton Manors real estate is “Hot” – with median prices on the rise and days on market down by almost 1 month!

Also important is the drop in listings lowering / adjusting their price – down from 51% to 39% – a decrease of 11%

Personally I am very excited to see our market continue to report strong positive indicators!
