We can see from this report that the median sales prices for Wilton Manors homes over the last 90 days:

  • Across ALL of Wilton Manors are well up at $432,500 – this being for a 3 bedroom 2 bathroom home of 1749 square feet – In our last post the median for all of Wilton Manors homes was much lower at $350,000 – this being for a 3 bedroom 2 bathroom home of 1633 square feet

  • Central Wilton Manors is well up at $482,000 – this is for a 3 bedroom 2 bathroom home of 1688 square feet.  In our last post the median for Central Wilton Manors homes was over $120,000 lower at $325,000 – this is for a smaller 3 bedroom 2 bathroom home of 1382 square feet.
  • East Wilton Manors is down at $482,000 – this being for a 3 bedroom 2 bathroom home of 2113 square feet.  In our last post the median for East Wilton Manors was higher at $518,916 – this being for a smaller 3 bedroom 2 bathroom home of 1835 square feet.

  • East Wilton Manors the sales price to sq ft price is $255.00down from $290.00 and from $273.00 in our prior post!

We can see from this report that the difference in square foot prices across our neighborhoods ranges from a low in West Wilton Manors of $245.00 to a high in East Wilton Manors of $286.00 – a difference of $41.00 per square foot!

  • Central Wilton Manors at 40 days – down from 82 days
  • East Wilton Manors at 122 days – up from 88 days

My Thoughts

Wilton Manors Homes have continued to enjoy good sales activity over the last few months with 40 sales.

What is important to note is that during this period we have had National Elections as well as Elections here in Wilton Manors.

These two factors have definitely impacted on sales activity.

In my mind one of the biggest impacts is on activity in Central Wilton Manors Homes – with our now city poised to reduce Wilton Drive down from 4 lanes to 2 lanes!

This will make Wilton Manors Homes for sale – especially Central Wilton Manors homes – in my mind much more appealing to many buyers!

I believe this is why we are seeing

a) Median sales price up by over $120,000 to $482,000 for Central Wilton Manors Homes

b) 99% list price to sales price for Central Wilton Manors Homes 

c) 40 days on market for Central Wilton Manors Homes
