This is up from our last post when there had been 43 sales over the last 90 days!

This is also well up from our earlier post for November / December 2015 when there had been 36 sales over the preceding 90 days!

We can see from this report that the median sales price for a Wilton Manors home over the last 90 days:

  • Across ALL of Wilton Manors is down a little at $410,000 – this being for a 3 bedroom 2 bathroom home of 1764 square feet – In our last post the median for all of Wilton Manors was $420,000 – this being for a larger 3 bedroom 2 bathroom home of 1802 square feet
  • West Wilton Manors is also down at $359,900 – this being for a 3 bedroom 2 bathroom home of 1764 square feet.  In our last post the median for West Wilton Manors was higher at $400,000 – this being for a smaller 3 bedroom 2 bathroom home of 1696 square feet
  • Central Wilton Manors is also down at $367,500 – this is however for a 3 bedroom 2 bathroom home of 1772 square feet.  In our last post the median for Central Wilton Manors was higher at $370,057 – this is however for a larger 2 bedroom 2 bathroom home of 1859 square feet.
  • East Wilton Manors is up at $557,500this being for a 3 bedroom 2 bathroom home of 2009 square feet.  In our last post the median for East Wilton Manors was over $90,000 lower at $465,000 – this being for a smaller 3 bedroom 2 bathroom home of 1812 square feet.

It is important to note that median prices are influenced by the number of waterfront homes sold at any given time!

  • East Wilton Manors the sales price to sq ft price is $297.00 – well up from $273.00 in our last post!

We can see from this report that the difference in square foot prices across our neighborhoods ranges from a low in West Wilton Manors of $236.00 to a high in East Wilton Manors of $297.00 – a difference of $61.00 per square foot!

My Thoughts

Wilton Manors Homes have continued to enjoy strong sales activity over the last few months with 49 sales.

 

What is important to note however is:

a) the slowing in days on market  – up from 36 days to 93 days!

b) 97% sales price to list price

These two factors reflect that that sellers are prepared to wait rather than lowering their prices.
