Home prices over the last 90 days vary by $130,000 between these 3 neighborhoods.

The volume of home sales is up here in Wilton Manors and I am pleased to report that median sales prices are up too!

Median sales prices had been soft over our last few posts.

There have been 60  sales of Wilton Manors homes over the last 90 days – up from our last 2 posts!

This is up from 53 sales in our last post for May / June 2017 which in turn was up our prior post on Wilton Manors Home Prices when there had been just 35 sales of Wilton Manors homes over the last 90 days! 

The market analysis report below shows median home prices for all of Wilton Manors and then for each of our 3 neighborhoods – West, Central and East Wilton Manors

We can see from this report that the median sales prices for Wilton Manors homes over the last 90 days:

  • Across ALL of Wilton Manors is down slightly at $460,000 – this being for a 3 bedroom 2 bathroom home of 1675 square feet – In our last post the median for all of Wilton Manors homes was lower at $424,500 – this being for a 3 bedroom 2 bathroom home of 1543 square feet
  • West Wilton Manors is up at $422,000 – this being for a 3 bedroom 2 bathroom home of 1608 square feet.  In our last post the median for West Wilton Manors homes was lower at $378,900 – this being for a 3 bedroom 2 bathroom home of 1500 square feet.
  • Central Wilton Manors is well down at $458,000 – this is for a 3 bedroom 2 bathroom home of 1675 square feet.  In our last post the median for Central Wilton Manors homes was almost $100,000 less at $360,000 – this is for a 3 bedroom 2 bathroom home of 1502 square feet.
  • East Wilton Manors is up at $552,000 – this being for a 3 bedroom 2 bathroom home of 1728 square feet.  In our last post the median for East Wilton Manors was $560,000 – this being for a 3 bedroom 2 bathroom home of 1836 square feet

It is important to note that median prices especially in East Wilton Manors can be influenced by the number of waterfront homes sold at any given time!

As you would expect there is also a wide variance in square foot prices paid for Wilton Manors Homes over the last 90 days.

Again this is reflected across our 3 neighborhoods – West, Central and East Wilton Manors.

ALL of Wilton Manors the sales price to sq ft price is $2734.00 – up ever so slightly from $273.00 in our last post! 

  • West Wilton Manors the sales price to sq ft price is $250.00 – which is down from $255.00 in our last post! 
  • Central Wilton Manors the sales price to sq ft price is $284.00which is up from $279.00 in our last post!
  • East Wilton Manors the sales price to sq ft price is $293.00which is up from $290.00 in our last post!

We can see from this report that the difference in square foot prices across our neighborhoods ranges from a low in West Wilton Manors of $250.00 to a high in East Wilton Manors of $293.00 – a difference of $43.00 per square foot!

A very important real estate indicator is how much  buyers are paying for Fort Lauderdale Homes for sale here in Wilton Manors – we can gauge this based on the percentage of sales price to list price paid by buyers and we can see this by neighborhood!

We can see from this report that the median sales price to list price for Fort Lauderdale home here in Wilton Manors across all neighborhoods is 97%the same as in our last post but up from 94% in our prior post!

This means if a Fort Lauderdale home for sale here in Wilton Manors is listed at $450,000 – then based on median sales data the home could be expected to sell for 97% of that amount or $436,500.

What is important to note is the difference in the median list price sales price for Wilton Manors Homes in each and every neighborhood:

  • West Wilton Manors at 97% of list price – down a little from 98% of list  in our last post!
  • Central Wilton Manors at 97% of list price – the same as in our last 2 posts!
  • East Wilton Manors at 96% – the same as in our last post!

Days on Market

Days on market for Homes for Sale in Wilton Manors is an important indicator on how this neighborhood’s real estate market is preforming.

We can see from this report that the median days on market for a Fort Lauderdale home for Sale in Wilton Manors is 66 dayswhich is up from our last post when the median was 38 days!

Days on market is the time from when the home was listed for sale till the home sold AND closed.

Again what is also important to note is the difference in days on market for Wilton Manors Homes sold in each and every neighborhood:

  • West Wilton Manors at 44 days – up from 36 days on market in our last post
  • Central Wilton Manors at 71 days – up from 38 days on market in our last post
  • East Wilton Manors at 87 days – up from 41 days as in our last post

My Thoughts

Median prices for Wilton Manors homes are back on the rise – have softened over the last few months!

Sales price to list prices remain strong…

However days on market are up, an effect of us having strong inventory of homes for sale as well as the time of the year – with us starting to move out of season!
