There have been 43 sales of homes here in Wilton Manors over the last 90 days

This is up slightly from our last post when there had been 42 sales over the last 90 days!

This is also up from our earlier post for November / December when there had been 36 sales over the preceding 90 days!

The market analysis report below shows median home prices for all of Wilton Manors and then for each of our 3 neighborhoods – West, Central and East Wilton Manors.

We can see from this report that the median sales price for a Wilton Manors home over the last 90 days:

  • Across ALL of Wilton Manors is up at $420,000 – this being for a larger 3 bedroom 2 bathroom home of 1802 square feet – In our last post the median for all of Wilton Manors was $372,557 – this being for a 3 bedroom 2 bathroom home of 1515 square feet
  • West Wilton Manors is also up at $400,000 – this being for a 3 bedroom 2 bathroom home of 1696 square feet.  In our last post the median for West Wilton Manors was lower at $363,500 – this being for a 3 bedroom 2 bathroom home of 1602 square feet.
  • Central Wilton Manors is up at $370,057 – this is however for a much larger 2 bedroom 2 bathroom home of 1859 square feet.  In our last post the median for Central Wilton Manors was $315,000 – this being for a 2 bedroom 2 bathroom home of 1385 square feet.
  • East Wilton Manors is up at $465,000this being for a larger 3 bedroom 2 bathroom home of 1812 square feet.  In our last post the median for East Wilton Manors was slightly lower at $459,000 – this being for a 3 bedroom 2 bathroom home of 1654 square feet.

It is encouraging to see the increases in median sales prices in all of our 3 neighborhoods over the last 90 days.

As you would expect there is also a wide variance in square foot prices paid for Wilton Manors Homes over the last 90 days.

Again this is reflected across our 3 neighborhoods – West, Central and East Wilton Manors.

  • West Wilton Manors the sales price to sq ft price is $256.00 – up ever so slightly from $255.00 in our last post
  • Central Wilton Manors the sales price to sq ft price is $234.00 – the same as in our last post!
  • East Wilton Manors the sales price to sq ft price is $273.00 – well down from $298.00 in our last post!

We can see from this report that the difference in square foot prices across our neighborhoods ranges from a low in Central Wilton Manors of $234.00 to a high in East Wilton Manors of $273.00 – a difference of $39.00 per square foot!

% Sales to List Price

A very important real estate indicator is how much  buyers are paying for Fort Lauderdale Homes for sale here in Wilton Manors – we can gauge this based on the percentage of sales price to list price paid by buyers and we can see this by neighborhood!

What is important to note is the difference in the median list price sales price for Wilton Manors Homes in each and every neighborhood:

  • West Wilton Manors at 98% of list price up from 97% of list price in our last post AND 95% of list price in our prior post
  • Central Wilton Manors at 97% of list price up from 93% in our last post but the same as in our prior post!
  • East Wilton Manors at 95% – down from 97% of list price in our last post

Again what is also important to note is the difference in days on market for Wilton Manors Homes sold in each and every neighborhood:

  • West Wilton Manors at 62 days on market – just over 1 month
  • Central Wilton Manors at 65 days
  • East Wilton Manors at 56 days

My Thoughts

Wilton Manors Homes have continued to enjoy strong sales activity over the last few months with 43 sales.

It is encouraging to see the median prices are up by almost $50,000 – from $372,557 in our last post to $420,000 in this post.

Also encouraging to see are the rises across all neighborhoods in median sales prices!

Important to note is that these rises are in spite or a larger than normal inventory of Wilton Manors Homes for sale – which has been running around 82-86 homes for sale – up from the 60 or so homes we typically have for sale.
