Each of these neighborhoods are distinctive and each have different pricing structures for both homes and condos.

In this post I look at prices – based on Wilton Manors Real Estate for sale and we also review price increases for homes and condos overall and by neighborhood.

Wilton Manors Real Estate Prices based on real estate currently for sale have really been on the move since our last report.

Our market summary clearly shows this.

We  can see from this report based on median prices for all of Wilton Manors that there has been

a) an increase of 20% for single family homes
b) an increase of 8.5% for condos / town homes

These increases being since our report 2014/04/07

What is important to note however are the increases in prices by neighborhoods.

We can see that the highest increase in list prices for single family homes has been in East Wilton Manors – where we have had a 33% increase in median prices from $351,750 to $469,000.

Interesting to note is that the highest increase in list prices for condos and townhomes has been in Central Wilton Manors – where we have had a 26% increase in median prices from $135,000 to $169,900.

While many real estate agents / realtors consider Wilton Manors on a whole – we can clearly see from the report above the distinct difference of real estate prices across our 3 neighbourhoods.

Inventory Levels

When looking at Wilton Manors Real Estate it also is useful to look to inventory levels. 

The level of inventory or number of units for sale by price range gives us a good insight into the market – we can see where the most homes of condos for sale are priced.

We can see from this report that the largest inventory of homes for sale is concentrated across the $300,000 – $400,000 and with 28 homes for sale falling into these price ranges.

Important to note is that this price range accounts for over 45% of the inventory of homes for sale.

We can see from this report that the largest inventory of condos for sale in concentrated under the $150,000 price ranges with 24  condos for sale falling into this price range – up from 19 in our last report.

My Thoughts

Tracking Prices for Wilton Manors Real Estate for Sale is an important gauge on where both sellers AND realtors / real estate agents – think the market is heading.

Large increases in list prices like those we are seeing in the different neighborhoods here in Wilton Manors indicate confidence not only in the market – but in the neighborhood(s)! 

Sellers of Homes in East Wilton Manors and Condos / Town homes in Central Wilton Manors (both the owner and the realtor) based on median prices perceive and have confidence that these two neighborhoods offer the best real estate for sale here in Wilton Manors.

 This being directly reflected in the appreciation of list prices.
