Important to note however is that median sales prices for homes varies between our 3 main neighborhoods  from $280,000 in Central Wilton Manors to $346,250 in East Wilton Manors – a difference of over $66,000!

In our last post the difference between neighborhoods was $40,000!

While we can see from this report that while the median for all non waterfront home sale here in Wilton Manors is $308,000 – it is important to note that the median prices for our 3 different neighborhoods do vary.

The median for a West Wilton Manors Home is $340,000 – this is up from $316,000 and then up from $270,000 in two of our earlier posts – these prices being for a 3 bed / 2 bath home of approx 1500 sq ft.

The median for a Central Wilton Manors Home is $280,000 this is down from $300,000 in our last post – these prices being based on a 3 bed /  2 bath home of 1300 – 1400 sq ft.

The median for a East Wilton Manors Home is $346,250 this being up from $340,000 in our last post – these prices being based on a 3 bed / 2 bath home of approx 1600 sq ft.

Recent Sales – My Thoughts

The data presented above gives a clear indicator of how the real estate market is moving here in Wilton Manors.

The results for the last 90 days are solid and strong – the market is moving with much the same volume of sales as in our last post! 

Important to note are the variances between our 3 neighborhoods – a variance of $66,000.

We are seeing the effect of these variances reflected in strong sales activity in West Wilton Manors.  In my post Go West – Wilton Manors – I outlined how West Wilton Manors was moving ahead!

I think that the increasing appeal of West Wilton Manors Homes for Sale is also partially why median prices for Central Wilton Manors Homes have fallen over the last 90 days.

As a Wilton Manors Realtor I personally am seeing more and more buyers drawn to West Wilton Manors with its larger homes and lots.

This appeal is reflected in the continual increases in median real estate sales prices in this popular Wilton Manors neighborhood – where median prices have risen from $270,000 to $316,000 to $340,000 now – and increase of $70,000 or 26% in just months!
