What is important to note is the difference between square footage between these two short sales.  The 3/2 is 1547 square feet and the 2/1 is 1477 square feet – a difference of just 70 square feet – which is not a lot.

So you may be asking why would a 2/1 of similar size command such a price – the answer is that the 2/1 is a waterfront homes and prices for waterfront Wilton Manors real estate always command a premium.

Also important to note is the median days on market at 35 days – this is fast and represents the time from the date of listing till the date the unit sold AND closed.

Historically short sales have had the reputation of taking long periods of time – typically many months – so 35 days is fast.

Summary / My Thoughts

Wilton Manors Real Estate Prices continue to rise and demand is solid and strong.

The few short sales for sale – actually offer some real value in today’s market and they are all well worth inspection.

The waterfront home and the 1/1 in River Manor I would expect to go under contract quickly.
